Selling your house for $800,000 does not mean you get a check for $800,000. It sounds simple, but in the excitement of a sale, most sellers focus entirely on the sales price. I call this the "Vanity Number"—the impressive figure you share with your family and neighbors.

But as your neighbor and advisor here in Southwestern Nassau, I want you to focus on something more important: your "Walkaway Number". This is the amount that actually hits your bank account after the dust settles.

Here are the three hidden costs that catch sellers in Rockville Centre, Oceanside, and the Town of Hempstead by surprise.

1. The New York State Transfer Tax A lot of people forget that New York State takes a cut right off the top of your sale.

  • The Math: It costs roughly $4 for every $1,000 of the sales price.

  • The Reality: On an $800,000 house, that is about $3,200 gone before you even pay off your mortgage.

2. The Closing Cluster "Closing costs" aren't just about agent commissions. You have to account for a variety of fees that chip away at your net profit:

  • Real estate attorney fees.

  • Recording fees.

  • Tax Adjustments: If you haven't paid your school or general taxes for the year yet, that money comes directly out of your pocket at closing.

3. The Certificate of Occupancy (CO) Trap This is the big one for everyone living in Southwest Nassau. The Town of Hempstead is strict about legalization.
