Buying a home on Long Island is an emotional rollercoaster, especially in high-demand areas like Rockville Centre, Merrick, and Oceanside. You've survived the bidding war, your offer was accepted, and now you have the home inspection report in your hands.

But be careful—how you handle the next 48 hours will determine if you're moving into that house or back to browsing Zillow.

The Nassau County Reality Check

Across the United States, we are seeing headlines about buyers backing out of deals. But here in Southwestern Nassau County, we aren't seeing that trend. Why? Because the demand is so high that if a buyer walks away over a minor issue, there are usually five backup offers ready to step in immediately.

The "Deal-Killer" Misconception

Many first-time buyers, particularly those moving from the city to Long Island, view the home inspection as a second round of price negotiations. They see a list of minor items—a running toilet, an older water heater, or a loose railing—and immediately ask for a $10,000 credit.

In this market, that is a dangerous move. Sellers currently hold the leverage. If you attempt to "nickel-and-dime" a seller over cosmetic or maintenance issues, they are likely to cancel the deal and move to the next person in line.

What is the Actual Purpose of an Inspection?

To win in a competitive market, you have to understand what an inspection is actually for. It is not a "punch list" for the seller to fix up the house for you.

The inspection is strictly to identify:

  • Major structural issues (like a cracked foundation)

  • Significant safety hazards (like faulty wiring)

  • Environmental concerns (like mold or oil tank leaks)

  • Major system failures (like a completely failed roof)

If we find these "Big Ticket" items, we absolutely renegotiate or walk away. But if the issue is an old outlet or a carpet stain, the best strategy is to plan for those repairs yourself after closing.
